Herndon-based roofing and building supplies company Beacon Building Products has closed out a busy 2023 by opening new distribution centers in five states. The Fortune 500 company, officially known as Beacon Roofing Supply Inc. said this week that it has recently added branch locations in Georgia, Illinois, Iowa, South Carolina and Texas, to go along with the 21 distribution centers it has already opened this year. Beacon is one of Greater Washington's largest publicly traded companies. Its aggressive expansion is part of CEO Julian Francis stated plan to generate annual revenue of $9 billion by 2025 through a mix of organic growth and acquisitions, and Beacon appears to be on pace to hit that target a year early. Through the first nine months of 2023, the company reported revenue of $6.8 billion, up nearly 6% from the same period in 2022. Net income, however, was down nearly 12% from the first nine months of 2022 to $340 million due primarily to higher operating and production costs.

Demonstrating their strong belief in the company’s future, our UK management team - Managing Director Stephen Dixon, Commercial Director Rich Kelsall and Procurement Director Jason Bridges - will take full ownership as of the end of May 2024, subject to the necessary protocol. This deal has the full support of both parties, offering the best way to protect the long term success of our beloved British heritage brand through challenging market conditions and the next stage of growth. As part of this process - and following an extensive review of our existing operations - we have also announced proposals to move to an entirely outsourced business model. Unfortunately, this decision means we’re currently consulting staff regarding the closure of our manufacturing facility in Tunstall, impacting up to 105 roles. It is with a heavy heart that we are looking to stop production at the Stoke plant but the cost of making tiles in this country - despite ongoing investment - has become increasingly unsustainable. Just before Christmas, WILDBROOK CRE advised a client on the off-market acquisition of Unit 9 Western Avenue, Matrix Park, Chorley. The 206,960 sq ft unit is leased to Bodycare as their HQ and main distribution centre, which benefits from being within 1 mile of J28 M6 and 3 miles of J8 M61 motorway networks, both linking to the M65. An excellent, strategic location for a logistics operator. The tenant has been in occupation since the date of the new build unit in 2005, which benefits from 18m eaves height internally, allowing for over 11,000 pallet racking spaces inside the warehouse. The subject property has no direct competition in terms of existing available 100,000 – 250,000 sq ft industrial warehouse unit locally. There are currently no Grade A units immediately available to occupy in the North Manchester area of competing size. Trilogy Funds adds Quiksilver warehouse to growing industrial trust A 3.8-hectare multi-warehouse on the doorstep Geelong Port warehouse leased to one of the world’s largest surf apparel brands will be purchased by Trilogy Funds Trilogy Industrial Property Trust (the ‘Trust’). The latest acquisition follows significant growth for the Trust, which now includes 15 major industrial properties in prime locations across the country with a Gross Asset Value of more than $280 million. Trilogy Funds Manager - Property Funds Laurence Parisi said the property’s strategic location, size and strong tenant covenant made the property an attractive addition to its growing portfolio of manufacturing, logistics and distribution assets. Campbellfield industrial warehouse sold with 85% uplift - CBRE Campbellfield industrial asset sold by a private investor for an 85% uplift less than three years after purchase. The 11,572sqm warehouse was purchased in September 2020 for $13,500,000 and recently re-traded for $25,000,000 to a transport logistics provider. CBRE’s Joe Brzezek and Daniel Eramo brokered the deal. We have seen large-scale capital growth in the northern industrial market over the last 24 months. While there has been a reduction of purchasers in the current market, the lack of vacant industrial facilities above 10,000sqm for purchase has resulted in an undersupplied market causing continuing capital value growth,” Mr Joe Brzezek said.
