Olivia Blacke (she/her) had her first ghost encounter when she was only five years old, but her first involvement with an active crime scene wasn’t until much later, when she accidentally stepped into a chalk outline on a Manhattan sidewalk. Armed with a Criminology and Criminal Justice degree, she finally found a way to channel her love of the supernatural and passion for writing into darkly humorous supernatural mysteries. This was an entertaining read. I love cozy murder mysteries and this was exactly that. A quirky whodunnit with a cast of peculiar characters that kept me engaged.
Cordelia is a ghost. She unalived herself (or did she?) in her own bathroom by overdosing on alcohol and pills. Her landlord didn't even clean out her stuff before renting her apartment to someone new. Ruby is an unemployed, eclectic young woman who soon realizes she is not alone. Cordelia has never left the apartment. So when Jake, a next door neighbor, inexplicably dies by a gunshot wound on the street in front of their building, Cordelia and Ruby team up to solve a murder.
I loved the premise of this book. It was unlike any murder mystery I've ever read so I loved the fact that it was different. I will probably read the second one as it is a series. It definitely ended on a cliffhanger. I don't think it was very memorable for me. I give it 3.5 stars.

I’m starting to get a taste for comedic murder mysteries with witty female characters that are either amateur detectives or good hearted serial killers.
“A new lease on death” falls into the amateur detective category and follows room mates Ruby and Cordelia, only Cordelia is a recently departed from this world ghost, who has taken to lingering in her old tiny apartment and watching the new tenant Ruby unintentionally murder her vast plant collection.
When their neighbour is killed in an apparent robbery gone wrong, there seems to be more to the story and the funny duo team up to solve the case.
I enjoyed the multiple POV, the supernatural elements that delve into what it’s like to be a ghost and all the tricks and abilities that come along with it.
This is more of a fun cosy mystery read than a thriller but I enjoyed it nonetheless. A perfect read for an easy relaxing evening, cozying up on the sofa whilst getting your detective glasses on.

I couldn't resist picking this up with such an interesting premise, not to mention the small hope that this would be anything like another beloved series with a funny heroine who can see ghosts. And while this didn't (sadly) live up to the series I was hoping it would, it did hold its own in many ways. Overall this was an enjoyable read and was very different from what I expected it to be but not in a bad way. In fact I think this series looks promising and it will be interesting to see what the second book holds.

Naurrrrrr the cliffhanger! I really enjoyed this book but that ending 😫 it felt a little rushed and i wish it was dragged out a bit more. this was an easy and enjoyable read. I liked the characters and im excited for some unanswered questions to be answered in the next book! I received an advance review copy for free, and I am leaving this review voluntarily.
3.5 stars - This author is new to me and since I am in a bit of a mystery run on books, I thought it was a great choice for something different.
This story is as quirky as they come. It gave me distinct cozy mystery vibes, but with a ghost narrating parts of the book, it becomes a fun story with a few minor twists.
For me, Cordelia, the ghost, was the best part of the story as we get to see life from her side of the world. Trying to figure out how to be a ghost was humorous and the interactions with the living housemate were a trip as well.
I did not get a full buy-in from the other characters, however. For me, there was not a lot of excitement and thrills. Ruby, the housemate, was a bit annoying and clueless sometimes. Other characters were incorporated but no one really stood out as interesting and exciting for me.
The ending was a definite twist, and while it was beyond needed, it almost seemed rushed too.

This was a super cute ghosty mystery. Some things really stuck out to me though such as: if Cordelia could move magnets, why couldn’t she water her plants? Why would she try to write in print instead of cursive to communicate. I get hung up on these things. The story was good though overall and I’d recommend it for a light read. Cordelia Graves is dead. Ruby Young is not. They're roommates, kind of. Their neighbor, promiscuous frat douche Jake, turns up with a bullet in his head outside. It's up to the two of them to solve the murder. Except Cordelia, being a ghost and all, can't speak to or be seen by Ruby.
Cue many shenanigans.
First of all, this was a cutesy little mystery. There was such a sweet found family storyline. I loved the dynamic between Cordelia and Ruby. Watching Cordelia take Ruby under her wing and help get her life on track was truly sweet. And I loved how eccentric Ruby could be. Petition for more weird, stupid characters, always!!
I did find the end a bit strange. It was clear this was set up to be a sequel, which I should've known because it has the (Series Name, #1) in the title, but UGH. Please, for once, someone just give me a full story. I don't know how things will go in the next book, but I hope there's more cohesion than what occurred at the end of this one.
The writing was really easy to follow. It was a bit literal for my liking, but it made it a quick read so I have no complaints. 4/5 stars, this was a read-in-once-sitting type of mystery!
I was really excited to dive into Ruby Young's new Boston apartment adventure—a ghostly murder mystery with a quirky roommate sounded right up my alley. And at first, it was! The dynamic between Ruby, who’s alive and full of energy, and Cordelia, her ghost roommate, made for some fun interactions. Their banter, along with Cordelia’s frustration over being stuck in the apartment after her death, gave the story a fresh start.
But as the book went on, I found myself losing interest. The mystery behind their neighbor Jake’s murder, which seemed so promising, ended up feeling a bit weak. I kept waiting for the plot to pick up, but it never really did. What also threw me off was that the book was advertised as having dark humor, but it leaned more heavily into dark, serious themes. I was hoping for something lighter.
That said, there were definitely things I enjoyed—like the creative ghost mechanics. I loved the idea that ghosts avoid touching living people because it’s painful for them. It was a unique spin that added some depth to the supernatural world.
If you like slower, cozy mysteries with a bit of a darker twist, you might enjoy this. It just wasn’t quite what I was hoping for but I think the series has a lot of potential, and I’m curious to see where the author takes it in the next book.

Not particularly funny despite “darkly funny” Ruby is a dingdong - manic pixie dream girl lite. So. Much. Repetition. Boston is cold! Cordelia likes a drink or twelve! Pizza! Ruby is tiny! Electronics don’t work! Boston is still cold! Omfg buy a pen.

This was a fun murder mystery that featured a 40 year old ghost helping a 20 year old. Cordelia (love the name), died in her apartment and now she is a ghost. She is not just any ghost but a ghost who has the ability to move things although she can't be seen or heard. Ruby has just moved into an apartment that was fully furnished due to the former tenant (Cordelia) dying with no one to take her stuff. It is Ruby's first time away from home and she is excited to live on her own except she has barely any money and no job. Things go from bad to worse when there is a corpse outside her apartment building that turns out to be another tenant. Ruby and Cordelia decide to team up and find out why their neighbor died as it seems the police have given up on his death.
This book had lots of cute moments. I loved the idea that a forty year old ghost could be friends with a 20 year old as well as be able to solve crime. There were some funny moments but also moments that made one think. The author also set up the ending so that you want to read the next novel in this series. Overall, this book was very well done and an enjoyable read. If you love crime, mystery, or paranormal books, this will be a great read for you.

Since Cordelia Graves died in her apartment a few months ago, she's kept up her residency. When Ruby moves it's a chance to not be alone (sort of) and skull and maybe solve the murder of her neighbor, Jake Macintyre.
Only it's not so easy for a human and ghost to communicate, and Ruby has problems of her own. Cordelia's memories aren't the best and she has her own secrets. Despite that they form a friendship and attempt to solve the crime.
This isn't a cozy mystery. It has a darker, sadder tone with some light humor. It would make a great Fall or Winter read.
Cordelia and Ruby are not typical characters. From how Ruby reacts to a ghost living with her to their attempt to solve the mystery. Neither of them have/had an easy life. Their world is feels real and gritty. We get alternating chapters from each of them. They're both fun, likable narrators and are easy to root for. I really enjoyed the switching between perspective and seeing how they each viewed a situation.
The mystery isn't easy to solve if you go in expecting Ruby and Cordelia to approach it in a typical way. There is some of that but this book is just as much about the characters as it is about murder. For example the rules for ghosts as Cordelia knows them are talked about even as she is still learning and adjusting. Ruby is also settling in to her new life. This is going to be a series so the balance may be different next time.
I didn't solve the mystery. I didn't think there was enough evidence to lead me to the conclusion. However, at one point the killer did cross my mind so maybe the clues are there after all.
I love the writing in this book. The tone is appropriate and consistent throughout. I grew to care about the characters and simply enjoyed their story whatever it would be. There is some repetition near the end. The ending leaves you with an idea for what will come next and I am looking forward to it!
This was such a cute, cozy mystery. I enjoyed the switch between Cordelia and Ruby, and the story flowed very well. I could have done with hearing how Ruby was “perky” and “short” about 50% less— maybe more show and less tell.
That being said, the most unrealistic part about this ghost story was people running downstairs through an apartment building in their socks. Maybe slippers, maybe— definitely not socks.
The end felt like a cliffhanger and I’m already excited to read book two.
Very very slow start. I really had to stick with it. The book felt flat to me. Even when it was supposed to be getting exciting, it just wasn’t. I really had to push myself to finish it and not quit reading. The book does end on a cliff hanger. I kind of want to know what happens next but don’t know if I could read the one.
I did really like the dual perspective. It helped keep the book moving.
When Ruby signed a lease on a vacated apartment that came fully furnished, she didn’t expect it to contain its ghostly 40-something former resident.
Just as she’s learning how to communicate with her new spooky roommate, Ruby discovers that another tenant of the building, from the unit right across the hall, died under mysterious circumstances.
Cordelia (ghost) wants to investigate; Ruby (20-something) wants to afford groceries again. In order to meet their ends (sorry) the two women will have to work through their insecurities and look out for one another as good roommates should.
This book might work for you if you like mysteries on the cozier side, with a sprinkle of literary fiction. It’s easy to read, but the plot moves slower than most thrillers or caper-style mysteries, with our two main characters developing at an even slower rate than the case.
Things that didn’t work for me:
• I didn’t feel connected to either protagonist, so I lost interest in the storytelling.
• There was some repetition in the writing that felt like it needed a bit of dusting up. I get it, Boston is cold, we are in Boston, brr. No electronics are safe, oh dear.
It’s not my cup of tea with a knitted granny blanket, but it just might be yours!

A New Lease On Death is the first in a planned series called Supernatural Mysteries, written by Olivia Blacke. It features a murder mystery investigation by an unlikely duo: the ghost of recently deceased Cordelia Graves, and Ruby, the bubbly twenty year old who moved into her apartment after her death.
The writing was decent and there were fun elements to the story, but the pacing was not ideal. After the murder being investigated occurs and the initial evidence collected, there is zero advancement in this regard until very near to the end. What there is instead is learning a lot about Cordelia's life before she ghosted, which was fine and relevant to the overall arc of the series, but also a whole lot of repeating the same information already provided over and over again. The characters comment on how strange it is that a mugger would not take their victim's nice phone again and again, and I think the job duties of the front desk position at software startup TrendCelerate were listed for us at least three times. Cordelia's limitations and bonus abilities as a ghost are also revisited many times, going over the same information. The attempted red herrings were not super successful either.
This book contains mild violence and no sexual content.
Overall I was mostly able to enjoy this cozy paranormal story for it's fun and quirky elements, but as a mystery it didn't work as well as it might.
That being said, it definitely has its charms, and if the description tickles your fancy at all I do think you could consider giving it a shot yourself.

This was a lot of fun. I loved the concept of Ruby and Cordelia sharing an apartment but having difficulty communicating; as much as I love communications with a ghost sleuth in cozies, I tire of the MC having to deal with a ghost talking to her while people are around and hiding it. I did enjoy the differences between Ruby and Cordelia and how this added to their evaluation of the investigation. The mystery was interesting but the story itself seemed to drag in the middle a little, as Ruby got settled in her life, but this ends with a cliffhanger and I can’t wait to see how it all plays out.

Arc review: After watching Dead Boy Detectives this was perfect to fill the void. I loved the unique premise of Cordelia and Ruby solving the case together, but not being able to directly communicate. Ghost vs human and both have their perks when trying to solve a murder. Also, the cliffhanger?! Excited for the next book.
I didn’t want this book to end and yet, it didn’t. It’s the first of a supernatural series.
Cordelia Graves (odd last name) has died from a possible overdose suicide. A few days later, Jake Macintyre who was living across the hall from her was shot and killed outside of the building. His keys and phone were still in his apartment and he was found with no shoes but just a pair of socks in the cold Boston winter. What really happened?
Ruby Young was happy to rent Cordelia’s fully furnished apartment and yet, she didn’t realize it also came with a ghost. In the afterlife, Cordelia didn’t imagine she could see and hear everyone but they couldn’t see or hear her. She was invisible and decided to make herself known to Ruby. She burned out light bulbs, made strange noises and opened the curtains magically. She wanted Ruby to help her solve the murder mystery of Jake. Most people would immediately turn the other way but not Ruby. She always believed in the paranormal and was all in to help. And yet, communicating wasn’t easy.
As I was reading, I found it to be familiar as our house has more than one ghost. They are good with electrical gadgets: setting off smoke alarms, pushing their picture frames off the wall and onto the floor face up, making the lights flicker on and off – and so forth. Cordelia’s actions as a ghost were on target.
It’s a cozy mystery that flowed like electrical currents at a high speed. All the pieces went together making the reader crave more including a bite of pizza. The story was full of clues and towards the end, it wasn’t too difficult to finally say: tag you’re it. And what’s next? It’s a great story for those that are in for the fun surprises from the “breathers” and ghosts.

The female civilian turned sleuth has been done a fair amount, but I didn't feel like this was too similar to some of the others I've read. I liked the dual POV’s, and the set up for another book in the slight cliffhanger of an ending. While I didn’t find any of the reveals all that shocking, this was still a fun lil read.

This book was a cozy 3.5 stars for me (rounding up to 4). I am a sucker for cozy murder, and add a little twist of paranormal, I’m there. This was a fun, light read. I enjoyed watching Ruby and Cordelia’s friendship grow. Ruby’s quirkiness made me chuckle a few times.
I was a little annoyed with the ending but I can see this becoming a series, with that l cliff hanger.
If you are looking for a light read with some chuckles, this the perfect paranormal cozy murder.

Olivia Blacke has become a "must read" for me. She hooks you and leaves you wanting more (which probably works well, assuming this will be a series... It better be a series). So, while waiting for a new Record Shop book to drop, I thought it might be nice to check out "A New Lease in Death" and I wasn't disappointed.
Ghosts? Murder mystery? What could go wrong? I love the non-spookiness of it all. This was a solid mystery from start to finish. My only complaint is that I wanted pizza the entire time I was reading, but my dairy-intolerant GERD-inflicted body is spongy and weak. 🤣
Cordelia is a ghost, she supposedly died of suicide. But she doesn't remember when or how she died. Someone has moved into her apartment and is killing her plants.
Ruby Young is twenty years old and moved to Boston to get away from her ex-boyfriend. She found a cheap furnished apartment. She can keep the stuff in the apartment or sell the stuff. The neighbor Jake across the hall is found dead outside. Ruby and Cordelia the unlikely duo decide to try and solve Jake's murder.
The premise is fantastic but the middle of the book just didn't hook me. It took me forever to want to finish this book. I think it's going to be a series. So maybe I'll read book 2.
This was a very enjoyable paranormal cozy mystery. I loved the dual povs of Cordelia and Ruby and how Cordelia was a ghost! I enjoyed following them as they teamed up to solve the mystery of their neighbor’s death. I really liked their characters and the overall mystery and plot of this one. I’m looking forward to reading future books in this Supernatural Mysteries series.

This is a cozy supernatural mystery. Ruby is living in her new apartment with her ghostly roommate, Cordelia. Their neighbor, Jake, was found dead outside. Ruby and Cordelia are gonna solve the murder mystery. These characters are so fun. I will definitely be reading some more Olivia Blacke novels!
